Many inspections rely heavily on a quick walk-through and a few air samples. While air sampling can be a useful tool, it often fails to identify the actual source of a moisture problem or hidden mold growth.
At Tucson Mold Inspectors, we take a different approach.
Our inspections are thorough, methodical, and focused on identifying the root cause of mold and moisture issues. We spend significantly more time evaluating each home than the average inspection, carefully examining building materials, moisture patterns, plumbing fixtures, windows, HVAC systems, attics, crawl spaces, and other areas where hidden mold is commonly found.
Our goal isn't simply to collect samples—it's to determine why mold is present and where it is coming from.
Because of our detailed approach, we are frequently referred by naturopathic physicians and other healthcare professionals for patients with mold-related illnesses and environmental sensitivities. We also regularly inspect homes for clients who have had previous inspections that failed to identify the source of their concerns.
When appropriate, we use moisture meters, thermal imaging, cavity sampling, surface sampling, and air sampling to confirm our findings. Every recommendation is based on the conditions observed during the inspection rather than a one-size-fits-all testing package.

Questions About Mold Inspections

Q: Why is mold sampling important?

A: When inspecting a home for mold, taking samples of visible mold, or taking wall air or room samples can be vital in determining where the source of mold is. Not all mold is visible, some mold is hidden in walls. We will recommend sampling on a case-by-case basis. We only suggest samples that could be beneficial to you the client.

Q: Can’t you tell what mold is present by looking at it?

A: No, unfortunately no one can look at mold and determine the species without sampling and sending it to a qualified lab.

Q: Why do I need an outside air sample?
-
A: The outside spore count serves as a baseline as to what are normal molds in your immediate environment. If the inside spore count is elevated compared to the outside spore count, that is an indicator there is a mold problem.

Q: Is there anything I should or shouldn’t do to my home before a mold inspection?

A: We recommend keeping windows and doors closed the night before and morning of the inspection as well as turning off air purifiers.
